Viability Assessment
Conduct a structured review of materials related to land conditions, entitlements, utilities, and prior site assessments to define development parameters. Analysis focuses on surfacing constraints related to access, permitting, infrastructure availability, and any factors that may affect timeline, cost, or scalability.
Scenario Analysis
Create site layouts and infrastructure strategies based on targeted development approaches such as single-tenant and phased multi-tenant configurations. Align designs with projected load profiles, cooling systems, and structural typologies. Provide guidance on key metrics including number and sizing of data halls, ceiling heights, PUE, rack densities, total rack count, watts per square foot, generator and chiller counts, and water usage.
Capital Planning
Develop rough order of magnitude budgets for both core and shell and full turn-key delivery strategies. Core and shell estimates include entitlement, design, site preparation, structural systems, and indicative contractor pricing. Turn-key budgets incorporate major mechanical and electrical systems, including power distribution, cooling infrastructure, and backup generation.
Market Positioning
Evaluate the site’s position within the broader data center ecosystem through analysis of regional demand trends, absorption patterns, and planned supply. Assess adjacency to critical infrastructure such as long-haul fiber, substations, and enterprise or hyperscale workloads. Benchmark against peer sites to inform development strategy, support investment rationale, and identify structural advantages or constraints that may influence long-term competitiveness.
